What you will do
This Manager of the Enterprise Property Group will support the Global Director Real Estate Strategy and Workplace and deliver best-in-class corporate real estate portfolio management services for Johnson Controls fostering strategic relationships at the regional Business Unit executive level. As an extension of and in collaboration with the business, this highly consultative individual will identify opportunities to support Johnson Controls Corporate and BU objectives and initiatives through a focus on portfolio performance, protection of real property asset value and the general alignment of CRE with JCI and BU strategies and strategic suppliers.
This Manager will support the Global Director Real Estate Strategy and Workplace of the Enterprise Property Group, which manages the execution of service delivery for an integrated real estate. The North America portfolio is 466 locations and 19M square feet regionally with and annual spend of $151 Million in occupancy costs and $10 Million in Capital Projects. This highly organized business partner will foster value-added communication with executive leadership to successfully achieve mutual goals, executive customer satisfaction, and delivery of key performance indicators. This includes but is not limited to Quarterly Business Reviews with each General Managers, Bi-Annual reviews with Vice Presidents and monthly real estate review with BU CFO and VP of Operations.
Critical will be this person's ability to exceed business partner expectations and establish the credibility necessary to facilitate consultative, strategic discussions with the management team. Leveraging and integrating resources within the JCI Corporate Real Estate team of technical expertise, the Regional Leader will deliver best-in-class, quality corporate real estate solutions to the business.
How you will do it
Effectively manages a CBRE team responsible for performing a large volume and variety of real estate transaction projects. The Manager is directly responsible for owned portfolio of assigned projects.
Provides strategic recommendations and implements real estate plans with an understanding of the JCI's strategic real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to Customer's-driven priorities, commitments, and milestones.
Concurrently acts as landlord/seller agent and tenant/buyer agent and effectively facilitates the negotiation of business terms and conditions for a wide variety of commercial real estate product including land, office, retail, and industrial.
Leads project initiation and scope definition, including identification of JCI's needs, goals, objectives, constraints, timing budget in accordance with internal process in place.
Manages / Coordinates CBRE transaction team / broker selection and other required resources, subject matter experts, business partners, etc. If necessary, facilitates JCI's review and approval of proposed team resources for the completion of transactions.
Responsible for overseeing a large variety of analyses and all relevant documents, including but not limited to project initiation, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.
Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses. Facilitates the development of a robust client report package. Prepares and delivers effective presentations to relevant parties.
Adheres to all state real estate MSA requirements. Ensures compliance with JCI's corporate policies as relates to identifying and mitigating potential conflicts of interest.
Oversees the activity of the Lease Administration team assigned to the account.
Responsible for development and maintenance of ongoing reporting requirements. Works closely with CBRE Lease Administration and Real Estate teams and Finance/Accounting teams to ensure integration between the service lines.
Closely tracks all transaction activity (commissionable and non-commissionable), prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of JCI.
Administers quality assurance program, tracking and reporting of Key Performance Indicators (KPIs), and customer satisfaction surveys.
What we look for
Minimum Experience 6 years' experience in real estate, facility management and projects. Including commercial site selection, leasing, capital projects, financial management and management of day-to-day facility operational experience
Bachelor's degree required in Planning, Architecture, Engineering, Construction Management, Corporate Real Estate Management, or a related field. Professional License or Chartered Surveyors Credential preferred.
Strong planning, management organizational experience.
Experience in execution of real estate transactions and overseeing planning, design and construction projects, and advanced knowledge of design technologies and practices.
Proficient in Microsoft suite; especially Excel and Powerpoint.
